Garwyn Oaks, Hanlon and Howard Park

The Garwyn Oaks & Hanlon communities are beautifully tucked away in the upper northwest side of Baltimore City. Both Garwyn Oaks and Hanlon were originally apart of the George R. Vickers’ estate, Mount Alto. The estate of George Vickers provided the land for the development of a community of single-family detached wood frame and row-house style shingle cottage homes. The land from the estate provided homes for some of Baltimore’s elite in the early 1900s. Bountiful trees, wide streets and flower gardens characterize their residential streets. The beauty of the area, its proximity to downtown Baltimore, its closeness to area shopping malls (Mondawmin, Reisterstown Rd. Plaza, Security, Westview and Owings Mills), access to public schools and public transportation, minutes away from Forest Park Golf Course and the Gwynns Falls Nature trails, plush lawns, and the serenity and open space of Hanlon Park make the communities of Garwyn Oaks and Hanlon a true find.

The Garwyn Oaks and Hanlon residents are diverse in age, occupation and income. Both are communities of working families, retired residents, first-time homeowners and long-term residents. Many homeowners have lived in the community for more than 30 years, not to mention that many residents who once grew up in Garwyn Oaks and Hanlon have now come back to raise their families. There is a sense of small town elegance and neighborliness among Garwyn Oaks and Hanlon residents, where the people, the neighbors and the community are always willing to help each other when needed.

Take the Bus! It’s easy to travel within or out of Garwyn Oaks and Hanlon, thanks to the many bus and metro lines that run near or through the neighborhoods: BusLines #91, #15;  Metro Stations, Mondawmin, Coldspring, and Rogers Ave; Train, Penn Station, Marc Train/Franklin Station. The neighborhoods are also conveniently located near several important Roadways: I-95, I-70, I-83, Route 40, I-695.

It’s all about Community! Everything you need is right in your neighborhood: The Enoch Pratt Library, the Walbrook & Arlington Post Offices, NW District Police Station, 3906 Liberty Heights Fire Station, Garwyn Medical Center, and Sinai and Kernan Hospitals.

Healthy Neighborhoods Data

With little other significant public or private strategic investment, the target area within Garwyn Oaks/Hanlon now demonstrates strong housing market fundamentals.  Garwyn Oaks/Hanlon’s most outstanding evidence of market improvement is the marked decrease in the median number of days homes stay on the market.  The median sale price on the HNI target blocks stabilized and has now seen a dramatic increase.  The Garwyn Oaks Housing Resource Center attributes this jump in prices to high demand coupled with limited available housing stock.

 On the target blocks,

  • Median days on the market decreased 43%, dropping from 53 in 2001 to 30 days in 2006 after a spike of 105 days in 2002.  An increase of 22 days to 30 days occurred in 2005 to 2006.

  • Median sales prices have increased 117%, from $50,500 in 2001 to $109,500 in 2006. From 2005 to 2006, sales prices increase from $83,000 to $109,500. 

  • The number of houses sold annually has increased 45%, from 56 in 2001 to 81 in 2005. A decline occurred with 81 houses in 2005 to 72 houses in 2006.  Rehab investment over $5,000 has increased from 1.67% in 2001 to 3.3% in 2002. 

  • From 2005 to 2006, investment increased from 1.74% to 2.63%. 

  • Foreclosures have decreased from 3.49% in 2000 and 2.62% in 2006.  A decrease from 2.62% to 2.55% occurred from 2005 to 2006.
