Patterson Park
The Patterson Park neighborhood adjoins the 155-acre Patterson Park, Baltimore's most used park. The neighborhood of row houses welcomed generations of Baltimore's eastern European immigrants during the previous century. Patterson Park is within walking distance of the waterfront, Johns Hopkins Medical Institutions, and Fells Point.
The Park! Patterson Park offers several ball fields, tennis courts, an ice rink, a boat lake, a new pool, the Baltimore Sport & Social Club, and the pagoda. For more information about the Park, visit www.pattersonpark.com.

The Pagoda Designed in 1890 by Charles H. Latrobe, the Pagoda still stands on its original site in Patterson Park. The Pagoda is open from noon to 6pm on Sundays from May through October.
Hot Happenings! Patterson Park is home every year to the Great Halloween Lantern Parade and BikeJam. It's also home to many festivals, including one of Baltimore's Showcase of Nations Ethnic Festivals, which celebrate the diversity throughout Baltimore's neighborhoods.

Great Halloween Lantern Parade is presented by Baltimore's Creative Alliance, which is located near Patterson Park. The Parade, a merry mix of haunts, lantern holders, and hangers on, winds through Patterson Park and ends at the Pagoda. 2006 featured the World Premiere of Molly Ross’ “Magic Lantern Show," an animated story based on Poe’s The Raven, performed live!

Healthy Neighborhoods Data
There has been a remarkable increase in median sale price over the last several years. Some of the increase is likely due to the significant rehab investment activity resulting in the resale of homes at a higher value. Demand for houses on the Patterson Park Healthy Neighborhood target blocks is high, with at least 200 houses sold in 2003 through 2005. Additionally, houses only remain on the market for an average of 16 days over these three years, further supporting the presence of an increasingly strong market on the HNI target blocks.
On the target blocks,
- Median days on the market increased 82%, increasing from 34 days in 2001 to 62 days in 2006. Median days increased from 17 days in 2005 to 62 days in 2006.
- Median sales prices have increased 396%, rising from $35,000 in 2001 to $173,750 as of 2006. From 2005 to 2006, sales prices have increased from $130,000 to $173,750.
- The number of houses sold annually increased 32%, increasing from 152 in 2001 to 200 in 2005. The number of houses sold has decreased from 200 in 2005 to 146 in 2006.
- Rehab investments over $5,000 increased from 3.3% in 2001 to 10.34% in 2006. From 2005 to 2006, investments decreased from 11.71% to 10.34%.
- Foreclosures have dropped from 6.28% in 2001 to 0.51% in 2006.
