Southeast Baltimore (Highlandtown & Bayview)

Highlandtown is a special and unique East Baltimore row house neighborhood which has remained true to its ethnically rich origins. Once the home to Eastern European immigrants, Highlandtown welcomes artists and Hispanic immigrants to a community that provides affordable homeownership and a vibrant arts and commercial district.

Bayview, located next to the John Hopkin's Bayview medical campus, features neat streets of brick porchfront rowhomes, some of which boast beautifully landscaped front lawns. Situated between Joseph Lee Park and I 95, Bayview is an attractive and convenient Baltimore neighborhood!

Healthy Neighborhoods Data

In the last few years the Highlandtown/Bayview’s HNI target blocks have seen some very positive shifts in their housing market.  Median sales prices and rehab investment activity have both increased.  Evidence of the desirability of the neighborhood begins to emerge as the number of houses sold annually continues to increase while the median days on the market decrease.  Both the number of vacant and abandoned houses and the number of foreclosures have dropped, hopefully signaling the area’s growing stability.

On the target blocks,

  • Median days on the market decreased 61%, dropping from 51 days in 2001 to 20 days as of 2006.  From 2005 to 2006, median days have increased from 7 to 20 days.
  • Median sales prices have increased 189%, from $55,400 in 2001 to $160,000 as of 2006.  From 2005 to 2006, sales prices have increased from $131,500 to $160,000.
  • The number of houses sold has increased 34%, from 85 in 2001 to 114 in 2005.  From 2005 to 2006, the number of houses sold is projected to decrease from 114 to 98.
  • Rehab investment activity over $5,000 has increased from 0.73% in 2001 to 2.06% in 2006.  From 2005 to 2006, investment activity has decreased slightly from 2.66% to 2.06%.
  • Foreclosures have decreased from 1.86% in 2001 to 0.67% in 2005. An increase to 1.15% occurs in 2006.
